Modified containers
Ready-to-use spaces with no building work
A modified container is a shipping container or a steel-framed portable modular unit converted for a specific use: an office, a toilet block, a security cabin, a bar, a changing room or a workshop. It arrives fully assembled, with electrics, insulation and finishes, and is set in place in a few hours by crane truck.
It is the fastest way to get a functional space on a construction site, at a warehouse, an event or a farm, with no major building permits or construction timescales. Choose from standard models ready for delivery or bespoke projects.
- Thermal insulation in the walls, roof and floor.
- Electrical installation with consumer unit, sockets and lighting.
- Windows with security bars or shutters, and a security door.
- Several units can be joined together for more floor space.

How we build a modified container
Tell us how you will use it
What activity will take place inside, how many people, where it will be placed and whether you want to buy or rent.
Proposal and quote
We choose the standard unit that fits, or we propose the layout, equipment and finishes for a bespoke project.
Fabrication
We prepare the unit with insulation, electrics, doors and windows and, if needed, plumbing, ready to connect.
Delivery and positioning
We deliver it by crane truck and set it in place on a firm, level base.
Advantages over traditional construction
Speed and flexibility
A standard unit is delivered ready to use and a bespoke one is built in weeks, not months. When the project or event ends, it can be moved to another site or sold.
- No groundworks beyond a level base.
- Reusable across several sites.
- Expandable by joining several units.
Controlled cost
The price is fixed from the start, with no building surprises. If you only need it for a while, rental avoids the upfront investment.
- Fixed quote with transport included.
- Buy or rent depending on how long you need it.
- Durable, low-maintenance steel structure.
Frequently asked questions about modified containers
What is a modified container?
It is a shipping container or a steel-framed portable modular unit converted for a specific use: an office, toilet block, changing room, security cabin, bar or workshop. It arrives insulated, with electrics and finishes, ready to use.
What is the difference between a portable modular unit and a converted shipping container?
A portable modular unit is built from the outset as an occupiable space, with dimensions and panels designed for that purpose. A converted shipping container starts life as a freight container and keeps its very strong Corten steel structure. We recommend one or the other depending on the use.
Do I need planning permission for a portable cabin?
It depends on the municipality, the land and how long it will be installed. On construction sites the permit for the works itself is usually enough; for permanent installations it is best to check with your local council. We can advise you on the unit’s documentation.
Do the units come with electricity and water?
All of them have an electrical installation with a consumer unit, sockets and lighting, ready to connect. Toilet blocks and units with a kitchen or washbasin also include plumbing to connect to the mains or a water tank.
Can several units be joined together?
Yes. They can be placed side by side or stacked to create larger offices, changing rooms with toilets or complete site welfare set-ups.
How long does it take to get a modified container?
Standard models in stock are delivered within a few days. A bespoke project depends on its complexity: we give you the build time together with the quote.
Can office units and toilet blocks be rented?
Yes. For construction sites and events, rental is the most common option. If you will use the unit for years or on several projects in a row, buying usually pays off.
Do you build bespoke modified containers?
Yes. As well as our standard models, we convert containers into canteens, changing rooms, workshops, shops, classrooms or hospitality spaces. Tell us your idea and we will prepare a proposal.
Have a project in mind?
Tell us what space you need and where, and we will send you a proposal with the unit, equipment and transport included.
